Roof inspection in New Castle, Indiana
A roof inspection from Tabor is free. Shawn looks at every slope, the flashing, the vents, the gutters and the attic, then shows you the photos. You get a straight answer: leave it alone, repair this, or start planning for a new roof.
About 45 minutes at your house, and it is free.
When a roof inspection is worth having
A roof in good shape does not need looking at every year. These are the times it pays.
After hail or a night of high wind
Hail bruises are hard to see from the ground and easy to see up close. Most Indiana hail falls from April through June, and damage is simpler to show while it is fresh.
The roof is past 15 years old
This is when pipe boots crack and sealant dries out, while the shingles still have years left. Catching those early protects the roof and the rooms under it.
You are buying or selling a house
A home inspector looks from the ground or the ladder and writes "recommend evaluation by a roofer". We are the evaluation, with an estimate of the years left.
Your insurer has asked about the roof
Some insurers now ask the age and condition of a roof before they renew a policy. We can give you dated photos and a short written description to send them.
Before winter
October is the time to find a loose ridge cap or a clogged valley. In January the same fault is under ice and has to wait for a thaw.
Someone knocked on the door and said you need a new roof
Maybe you do. Get a second look from a local roofer who will show you photos of your own roof.
What Shawn checks
The same list on every roof, in the same order.
From the ground.
The roof line for sags, the gutters and downspouts for granules, the siding and window trim for hail marks that tell him which side the storm came from.
On the roof.
Every slope: lifted, cracked and missing shingles, exposed nails, soft spots underfoot. If the roof is too steep or too wet to walk, he flies a drone over it.
The places roofs leak.
Pipe boots, chimney and wall flashing, valleys, skylights, the ridge vent and the drip edge. These get a photo each whether they are good or bad.
The attic.
Stains on the decking, rusty nail tips, damp insulation and whether air is moving from the soffits to the ridge. A hot, damp attic shortens the life of any shingle.
The answer.
He goes through the photos with you at the house, or texts them if you are out. Anything that needs work comes with a written price.

What the visit is like
You pick a morning or an afternoon and Shawn texts when he is on his way. He needs a place to set a ladder and, for the attic, someone to let him in. If nobody is home he does the outside and comes back for the attic if the roof gives him a reason to.
It takes about 45 minutes on a typical house. There is no noise to speak of and nothing is disturbed on the roof.
If your roof needs nothing, that is what you hear.
What an inspection is, and is not
It is Shawn’s opinion of the roof on the day he looked, backed by photos you keep. It is not a guarantee that the roof will not leak, and nobody honest can give you one for a roof they did not build. All work is backed up by our workmanship warranty.
Who comes out
Shawn Tabor, the owner. Not a salesman on commission. He has been on roofs here since 2018 and he is the person who would do the work, so what he tells you is what he is prepared to stand behind.

Questions about a roof inspection
Is it really free? What is the catch?
Yes. The inspection is free. We do it because some of the roofs we look at need work, and people hire the roofer who showed them the photos.
If yours needs nothing, we say so and you have lost 45 minutes.
Will you try to sell me a new roof?
Only if you need one, and you will see why in the photos.
A repair that buys five more years is often the right call, and we would sooner do that and be the people you call when the time does come.
What does hail damage look like?
On a shingle it is a dark, round bruise where the granules have been knocked off, and it feels soft when pressed, like a bruise on an apple.
From the ground, look for dents in gutters, downspouts and the metal vents on the roof. If those are dented, the shingles took the same hail.
How many years does my roof have left?
We give you a range and the reasons for it. Architectural shingles here usually last 20 to 25 years, and the older flat three-tab shingles 15 to 20.
Shade, ventilation and which way the slope faces all move that. South and west slopes wear first.
Do you get on the roof, or only use a drone?
Shawn walks the roof whenever it is safe to. Some faults are found by feel, such as soft decking and unsealed shingle tabs.
The drone is for roofs that are too steep, too wet or too fragile to walk, and for the overview photos.
If you find storm damage, what happens then?
You get the photos and a written estimate. Whether to make a claim is your decision.
If you do, you file it, usually on Shawn’s recommendation, and your insurer decides what is covered. Shawn talks to your insurer about the roof and tries to be there when the adjuster comes, so they see what we saw.
