Drone view of a house with a newly replaced brown shingle roof

Roof replacement in New Castle, Indiana

A full tear-off down to the wood, new underlayment and flashing, and new shingles or metal on top. Most houses take one to two days, and you get the price in writing before anything comes off.

Question 1 of 3

The age of the roof if you know it, how many stories, and anything you have noticed: leaks, curling shingles, stains.

Signs a roof is past repairing

One of these on its own is a repair. Two or three together, on a roof past 20 years, usually means the repair money is better spent on a new roof.

  • Shingle edges curling up or corners lifting

The asphalt has dried out. A curled shingle no longer seals to the one below it, so the next strong wind off the fields takes it.

  • Bare dark patches where the granules are gone

Granules are what keep the sun off the asphalt. Once the black mat shows, that patch ages several times faster than the roof around it.

  • Leaks in more than one room

A single leak has a single cause. Stains in two or three places mean the roof is failing as a whole, and fixing one spot moves the problem to the next.

  • A dip or wave you can see from the street

The roof line should be straight. A sag between rafters means the decking under the shingles has been wet long enough to go soft.

  • Daylight or dark stains on the wood in the attic

Go up on a bright day with the light off. Pinholes of daylight and black rings around nail tips are both water getting through.

  • Two layers of shingles already

Many older houses in New Castle had a second layer nailed over the first. A third is not allowed, and the weight is hard on old rafters, so the next roof is a tear-off.

How a roof replacement goes

Five steps. Nothing is ordered until you have the price in writing and have said yes.

  1. Shawn measures and looks.

He measures every slope, checks the decking from the attic where he can get in, and counts the layers at the eave.

  2. You get a written estimate.

It lists the tear-off, the underlayment, the flashing, the shingle by maker and color, and the price per sheet for any decking we have to replace.

  3. You pick the shingle and we set a date.

We bring sample boards to the house so you see the color against your brick or siding in daylight. The date depends on the weather, and we call you the day before.

  4. Tear-off and new roof.

Old shingles come off down to the wood. Bad decking is replaced, then ice and water membrane, underlayment, drip edge, flashing, shingles and ridge vent go on.

  5. Cleanup and a walk around.

We run a magnet over the lawn, the beds and the driveway, haul the dumpster away, and Shawn walks the finished roof with you from the ground.

What the day is like

A dumpster arrives the afternoon before, usually on the driveway. Move the cars out of the garage that evening, because the driveway is blocked until we finish.

Tear-off is the loud part: scraping, old shingles sliding into the dumpster, then nail guns for the rest of the day. Dogs and napping children do better somewhere else. Take down anything that hangs loosely on an upstairs wall.

We only strip what we can cover the same day, so the house is never left open overnight.

Most houses are done in one to two days. A steep or cut-up roof, or a lot of bad decking, adds a day.

The warranty

All work is backed up by our workmanship warranty.

Who does the work

Tabor’s own crew, led on the roof by Shawn or his foreman. The same people who tear the roof off put the new one on. Shawn is on site at the start of the job and again at the end.

Questions about roof replacement

How long does a new shingle roof last in Indiana?

Plan on 20 to 25 years from an architectural shingle here.

The wrapper may say 30 years or more. Freeze and thaw every winter, summer hail and a hot attic take years off that. Good ventilation is the part you can control, which is why we look at the vents on every estimate.

What does a new roof cost?

Every roof is different. Size, pitch, the shingle and what is under the old roof all move the price. Shawn walks you through it at the free estimate, and your written estimate is the price.

What if you find rotted wood under the shingles?

We show you a photo, replace it, and charge the per-sheet price that is already on your estimate.

On most roofs it is a few sheets around a chimney, a valley or the eaves. On older houses with plank decking we tell you before we start if we expect to sheet over the whole roof.

What do I pay up front?

A deposit for the materials, and you get a receipt for it. You can pay by check or card.

Please ask us about the financing options.

Do I need to be home?

No. We need the driveway clear, an outdoor outlet if you have one, and a phone number that reaches you.

If we find something that changes the price, such as more bad decking than expected, we call you before we go further.

Does insurance pay for a new roof?

Only your insurer can answer that. Insurance may pay for storm damage. It does not pay for a roof that has worn out.

If we find storm damage, we give you photos and a written estimate. You file the claim, usually on Shawn’s recommendation, and your insurer decides what is covered. Shawn talks to your insurer about the roof and tries to be there when the adjuster comes.
